New viaduct on Mário Covas Avenue with Três Corações enhances property values and boosts commerce in Ananindeua

Delivered last Saturday (17), the viaduct causes greater circulation of people and attracts more investors to the area

The appreciation of properties, the greater circulation of people, and the ease of access are three benefits highlighted by entrepreneurs operating near the viaduct located at the intersection of Mário Covas and Três Corações avenues in Ananindeua, delivered by the State Government last Saturday (17). The work is part of a package of structural investments aimed at the United Nations Conference on Climate Change (COP 30), which will be held in November this year in Belém, and represents another legacy of urban mobility for the entire Metropolitan Region.

Owner of a candy store and a company that offers ambulance services near the viaduct, Rafael Nishimoto celebrates the improvements brought by the state works. "Before the construction, our clients faced traffic jams and access difficulties, just like our ambulance drivers, who, in the event of an emergency, often got stuck in traffic. Now the reality is different, with several access options, quick and easy. Moreover, our property, where the businesses operate, has greatly appreciated," he says.

With a length of 350 meters, the fourth viaduct delivered by the State Government in the last two years directly connects Três Corações Avenue to Mário Covas Avenue, eliminating the need to stop at traffic lights and providing greater traffic flow. The structure will directly benefit more than 500,000 people living and circulating in the neighborhoods of Cidade Nova, 40 Horas, Paar, and surrounding areas.

The fiscal engineer of the works from the Metropolitan Transport Management Center (NGTM), Ricardo Monteiro, emphasizes that among the various significant impacts of constructing a viaduct are reduced travel time, the creation of faster and safer routes, and the improvement of infrastructure attracting more investments.

"As a result, the trend is to have an appreciation of properties in the vicinity of the viaduct. Because when I have better urban mobility, there is an interest in living there, opening businesses, and even investing in that region. And with more people circulating, commerce tends to become more vibrant. Supermarkets, restaurants, and bakeries start to attract more traffic. And naturally, revenue increases," explains the engineer.

Supervisor for four years of a restaurant next to the new viaduct, Antônio Madson highlights that residents and workers in the area sought alternative routes to try to avoid the traffic jams formed in the region. "Because of this access difficulty, many customers reported that they stopped coming to the restaurant. The viaduct came to relieve the flow, and in these first days, we are already seeing improvements; people are getting used to the new routes," he says.

Deliveries - Three other new structures have also been delivered by the State Government in the last two years. The first, in 2023, on the BR-316 highway with Ananin Avenue in Ananindeua; the second, in 2024, on BR-316 with the Viária Access in Marituba; and the third, in 2025, on BR-316 with Independence Avenue in Ananindeua. The State Governor, Helder Barbalho, also announced that in July of this year, another viaduct will be delivered, this time at the intersection of Mário Covas Avenue with Independence Avenue.
